Annual Meeting Minutes

Monday, December 18, 2023

 

President Mike Montemurno called to order the annual meeting and on ZOOM of the Delray Villas Plat 4/5 HOA Board of Directors on Monday, December 18, 2023, at 7:31 PM in the “B“ Building with the Pledge of Allegiance and a moment of silence for our departed family, friends, neighbors, and service members.

 

Attendance

 

The following Directors were present: Mike Montemurno, Bill Yesowitch, Sheila Lane, Alan Rossman, Rick Mancini, Ruth Mirailh, and Hope Greenblatt. Dianne Stevens and Russ Mayer were excused.

 

Secretary’s Report

 

Ruth Mirailh and Sheila Lane read the minutes of the November 14, 2023, meeting. The minutes were accepted as read from a motion by Rick Mancini and seconded by Alan Rossman. All directors were in favor.

 

Treasurer’s Report

 

Sheila Lane reported there were seven payments past due this quarter. Bill Yesowitch asked if we would be able to clean up the net loss by the end of the year. Sheila replied no and explained that she had to pay $41,000 for the 2024 insurance, however, we did cover our budget. The treasurer’s report was accepted from a motion by Hope Greenblatt and seconded by Rick Mancini. All directors were in favor.

 

Committee Reports

 

Alliance:  Alan Rossman reported that he and Rick had the pleasure of meeting Karn Brill, the new School Board member. She reported that enrollment is up in the school district and we are the only school district in the state to not ban books. PBSO said that please be alert when going out shopping this holiday season. Please do not leave valuables in your car and lock your doors, but do not lock your guns in your car. Most traffic accidents are still happening in those three spots previously reported. The Lyons and Flavor Pict fire house is now open.

 

Interviews: Bill Yesowitch reported that there was one interview for a rental. It was approved. A reminder that if you have someone living in your house for more than 30 days you must let him know. Also, homes in this community are not profit centers. You cannot rent space in your home. If you are going to rent, you cannot live there. If you are not going to rent, you are fine.  

                                                            

Architectural: Alan Rossman reported that 11 applications were reviewed. All were approved. A thank you for those homeowners who are posting the pink form in their windows.

 

Inspections:  Ruth Mirailh reported that all homes have been inspected. Residents have been given extra time  to get their work done because of the holiday season. Reinspection will begin after the holidays.  

 

Maintenance, Lakes, & Ponds: Mike reported that everything is good. The pumps are working well.  Power washing began but had to stop due to the weather.

 

Roads and FPL Lights: Rick Mancini reported that the roads are good.  Presently there are 2 FPL lights out.

 

Lollipops and Carriage Lights: Rick Mancini reported that there were 11 lollipops/carriage lights out. He has been working on globes the past few days. If you are missing globes and need help, he is available to give you help. If you need clips or a globe, they are available on Amazon. 

 

Rec Board: Lynn Cohen reported that the New Year’s event is going great with 140 people so far.  The next Rec Board meeting is this Wednesday, December 20th. Tony Costa reported that the jacuzzi was down for 4 days because of a leak which is now fixed. 

 

That’s What Friends Are For:  Noel Gordon said there was nothing to report. 

 

Citizens on Patrol: No report. Mike said COPS could still use more volunteers.

 

Website, 590, and 591: Alan Shwartz reported that everything is running okay. There were 25 people on Zoom that night. The Board will be getting together with Tom after the first of the year to discuss the website and other details concerning the web.

 

Plat Chat: Hope Greenblatt thanked her committee members for all their hard work.

 

Distribution: Alan Rossman reported that everything is fine.

We Care: Paul Mirsky reported that one wheel chair went out on loan. 

 

Welcoming Committee: Marlene Mirsky reported that all the homes have been done.  

Old Business

 

HOA Fees: HOA fees are going up to $714/quarter starting in January. Coupon books will be a little late. Fees will start on the 20th instead of the 10th.

 

Landscaping: Mike reported we have signed the contracts. The new company will start next month. Mike Pacheco will be doing our lawn service and Nick Filoni is controlling the white flies and fertilizing. They also do tree trimming; they are a full-service business.

 

Breezeline: Mike reported that we are still waiting for the amended contract. We had to amend the contract because the service has changed to Google and to correct the language regarding the Rec building.  Once we have that we will send out an email to everyone telling you when we are going to start. We will keep you informed on a weekly basis as to what the schedule is for installations; what street they are working on and what areas are finished.

 

Adjournment: The annual meeting was adjourned at 8:00pm with a motion from Rick Mancini and seconded by Ruth Mirailh.
